Liv | ULA ‘Mansion Tax’ New Increases to Thresholds July 2025
The controversial ULA Los Angeles (City) Documentary Transfer Tax, also known as the ‘Mansion Tax’ will have new thresholds for closings that take place beginning July 1, 2025.
Effective for transactions closing after June 30, 2025, the new thresholds for ULA will be $5,300,000 and $10,600,000. Transactions above $5,300,000 but under $10,600,000 will be assessed a 4% tax and transactions $10,600,000 and up will be assessed a 5.5% tax.
General Information: A Documentary Transfer Tax is imposed on all documents that convey real property within the cities of Los Angeles County. Documentary Transfer Tax is computed when the consideration or value of the interest or property conveyed (exclusive of the value of any lien or encumbrance remaining thereon at the time of sale) exceeds one hundred dollars ($100), at the rate of fifty-five cents ($0.55) for each five hundred dollars ($500), or fractional part thereof. The Recorder’s Office collects the tax on behalf of the Cities at the time the document is recorded.
