As we head into July, we are nearing 6 months since the Palisades fire began. A historic event that has changed lives, our housing landscape, and our community forever. As change is always inevitable, the resilience of the Palisades people continues to show strength.
Some of our clients are making plans to rebuild, while others are listing lots for new custodians with aspirations to build new, unique, and different structures. Real Estate Snapshot
Today there are 214 land lots listed for sale in the Pacific Palisades ranging from a low of $209,000 to a high of $8,250,000, the current median is $2,195,000. As a comparison, in early March there were less than 30 lots listed for sale. There are 30 lots currently under contract and 82 have sold since January 7th. This wide range of pricing encompasses the many neighborhoods that make up the Palisades which include: The Bluffs, Alphabet Streets, Castellammare, The Highlands, The Huntington, Marquez as well parts of the neighborhoods making up the Palisades were nearly untouched by the fires such as The Riviera, Rustic Canyon, Santa Monica Canyon.
We expect available inventory will continue to climb, thus we are anticipating further price adjustments and over time lower pricing will cause more properties to enter contract, it will continue to be a balance of supply and demand. Currently it is unknown how many lots will come available for purchase. Some sellers are still weighing their options or sitting on the sidelines seeking more information on what the new neighborhood will look like. While buyers are also uncertain of what is to come and are awaiting price consistency. We also have access to a number of off-market and exclusive private land listings that is not included in the sales data here.
